Home data since the beginning of the year from Bethesda and Chevy Chase MD may indicate that home sellers are waiting for warmer months to list their homes, and that buyer activity is becoming more condensed.

Compared to previous years, it appears that home sellers may not be in such a rush to list their homes for sale. As the market has lumbered along, many home sellers are making do with their current homes and staying put. For those who decide to venture into the market, they may be taking a cue from last year’s data and waiting for warmer months.
Home buyers are also taking their time and, possibly reflected in the data, activity will be condensed in several periods through the year.
The data supports the notion of hyper-local real estate, and working with a real estate agent who is knowledgeable of your neighborhood. The data is reflective of Bethesda and Chevy Chase MD; because this area is not REO driven, the data is more reflective of typical “arms-legnth” transactions.
