Pending home sales and closings appear to be losing steam in some downtown Bethesda MD neighborhoods, compared to recent years’ data.
July 2012′s Pending home sales in Bethesda MD 20814 are lower than previous years: pending sales are about 48% lower compared to July 2011, and about 24% lower than July 2010. Year to date pending home sales through July 2012 seem to be losing ground to previous years as well: there are less than 1% more homes under contract through the same period in 2011, and about 5% more than the same period in 2010.
Additionally, settlements in 20814 during July 2012 are about 10% lower compared to July 2011, and about 14% lower than July 2010. However, year to date closings through July 2012 struggle to out pace the same period in 2011 and 2010 by about 2%.
Listings in the 20814 zip code for Bethesda MD continue to be lower than previous years. There were about 22% less homes listed for sale in July 2012 compared to July 2011, and about 35% less than July 2010. Year to date listings are also down: year to date homes listed for sale through July 2012 are about 15% less than the same period in 2011, and about 18% less than the same period in 2010.
The average home sale price of homes that sold in Bethesda MD 20814 during July 2012 was $746,219; average days on market was 55 days.
