Chevy Chase MD October home sales disappoint

As the year winds down, we may see the home sale volume decline.  However, comparing to recent years, Chevy Chase MD home sales declined while the average home price for homes that sold during October 2012 increased.

The volume of homes that sold during October declined 13% compared to Oct 2011, and declined 17% compared to Oct 2010.  Year to date homes sales volume 2% compare to the same period in 2011, and decline 4% compared to the same period in 2010.

The average home sale price for Chevy Chase homes sold during October 2012 increased 20% compared to Oct 2011, and increased 2% compared to Oct 2010.

Homes that went under contract decreased 29% compared to Oct 2011, and decreased 47% compared to Oct 2010. Year to date through October 2012 homes under contract increased 4% compared to the same period in 2011, and decreased 9% compared to the same period in 2010.

Chevy Chase MD homes listed increased 11% during October 2012 compared to Oct 2011 and 2010.  Year to date homes listed decreased 14% compared to the same period in 2011, and decreased 23% compared to the same period in 2010.
