Montgomery County MD real estate market excels in November, but home sales still fall short of exceeding 2010 levels.
November 2012 Montgomery County home sale increased 17% year over year (compared to Nov 2011) and increased 11% compared to Nov 2010. And although year to date home sales (through November) increased 6% compared to 2011, YTD sales decreased 3% compared to 2010.
The average home sale price of homes sold in Montgomery County increased 4% year over year (compared to Nov 2011), but decreased 2% compared to Nov 2010.
The trend of increased homes under contract continue as there was a 23% year over year increase (compared to Nov 2011) and a 21% increase compared to Nov 2010. Year to date (through November) homes under contract increased 12% compared to 2011 and 2% compared to 2010.
The number of homes listed decreased less than 1% compared to last November (2011), and decreased 15% compared to Nov 2011. Year to date through Nov decreased 6% compared to 2011, and decreased 21% compared to 2010.
