Chevy Chase MD 2012 home sales volume fall short of surpassing recent years.
Although December home sales volume increased about 21% compared to Dec 2011 and about 2% compared to Dec 2010, year end totals indicated that home sales volume in Chevy Chase MD during 2012 equaled that of 2011 and decreased 6% compared to 2010.
One of the reasons may possibly be due to the lack of home sale inventory. Home listings during December 2012 decreased 15% compared to Dec 2011 and was even with Dec 2010. Year end totals for home listings revealed a decrease of 10% compared to 2011 and 19% compared to 2010.
Although there were increased homes under contract (30% compared to Dec 2011, and 5% compared to Dec 2010; YTD increase 8% compared to 2011, 6% decrease compared to 2010), this did not affect the home sale volume.
The average home sale price of Chevy Chase MD homes that sold during December 2012 increased 35% compared to Dec 2011, and increased 27% compared to Dec 2010.
