The new year has kicked off and January figures may indicate how this year may be for the local housing market.  A key statistic, sales-to-listings ratio indicates that the year may not be as exciting as last year.  The sales-to-listings ratio for January 2013 of 0.60 decreased compared to the ratio of 0.62 that occurred during Jan 2012.

The number of homes listed in Montgomery County MD during January 2013 decreased compared to recent years (-1% compared to Jan 2012; -9% compared to Jan 2011; and -30% compared to Jan 2010).

The number of homes sold also decreased: -4% compared to Jan 2012; -8% compared to Jan 2011; and -14% compared to Jan 2010.

The average home sale price for homes that sold during January 2013 increased +8% compared to Jan 2012; +3% compared to Jan 2011; and +10% Jan 2010.

The number of homes under contract increased compared to recent years: +19% Jan 2012; +29% Jan 2011; +8% Jan 2010.
