Bethesda MD February home sales reveal a mixed picture of activity, however recent increase in monthly absorption rates reveals home buyer pent up demand.

February 2013 homes that sold increased 6% compared to last Feb, but decreased -2% compared to Feb 2011. Year to date home Bethesda home sales are even compared to the same period in last year, but decreased compared to recent years (-3% compared to same period in 2011, and -5% compared to same period in 2010).

The average home sale price for Bethesda MD homes that sold during February 2013 increased 9% compared to last Feb, +10% compared to Feb 2011, and +6% compared to Feb 2010.

February’s home absorption rates (ratio of new listings to monthly sold) are the highest in recent years approaching 83% (compared to last Feb 72%, Feb 2011 63%, and Feb 2010 78%). Year to date absorption rates through February remain elevated at 75% compared to recent years (2012 – 70%, 2011- 59%, and 2010 – 61%).

Year over year home listings are decreased (-17% compared to last Feb, and -6% compared to Feb 2011). However Year to date listings through February increased 5% compared to the same period last year, but decreased 1% compared to the same period in 2011 and 2010.

Year over year homes under contract decreased 6% compared to last Feb, but increased 19% compared to Feb 2011, and 28% compared to Feb 2010. However year to date homes under contract increased compared to recent years (11% compared to same period 2012, 21% compared to same period 2011, and 17% compared to same period 2010).
