Montgomery County MD February 2013 home sales hits new stride as monthly figures may reveal an early start to the spring market.
Home sales volume increases during February compared to recent years. A huge 21% increase compared to Feb 2012, but modest 1-2% increase compared to Feb 2011 and Feb 2010. Although 2013 Year to date home sales volume through Feb 2013 increased 10% compared to same period 2012, YTD home sales resulted in a -2% and -5% decrease compared to same period 2011 and 2010.
The average home sale price for Montgomery County homes that closed during February 2013 increased about 6% compared to the same period in recent years.
Homes listed during February increased 2% year over year and increase 1% and 3% compared to same period 2011 and 2010. Year to date homes listed through Feb 2013 increased 1% compared to same period last year, but resulted in a -4% and a -14% decrease compared to the same period 2011 and 2010.
Homes under contract increased across the board during Feb 2013 (increased 20% Feb 2012; 24% Feb 2011; and 34% Feb 2010). Year to date contracts also increased significantly compared to recent years (18% Feb 2012; 24% Feb 2011; and 20% Feb 2010).
