March is another positive month for Chevy Chase MD home sales

The average Chevy Chase MD home sale price during March 2013 increased 77% year over year ($3,250,000 compared to $752,548).  The average sale price increased 68% compared to March 2011, and 75% compared to March 2010.

Chevy Chase MD home sale volume increased 25% year over year, +47% compared to March 2011, and +37% compared to March 2010.  Year to date home sales volume through March 2013 increased 21% compared to the same period 2012, +20% compared to same period 2011, +31% compared to the same period 2010.

Chevy Chase MD realized a 65% absorption rate during March 2013, compared to 38% absorption rate during March 2012. Also, there was a 50% Year to date absorption rate through March 2013, compared to a 37% absorption rate during the same period in 2012.

There was an 18% increase in homes under contract year over year; +16% compared to March 2011, and +25% compared to March 2010.  There was an 8% increase in year to date through March 2013 homes under contract compared to the same period in 2012; +22% compared to the same period in 2011; and a +30% increase compared to the same period in 2010.

Home listings during March 2013 decreased -23% year over year. There was a +2% compared to March 2011, and -15% compared to March 2010.  There was a -7% decrease in home listings year to date through March 2013 compared to the same period in 2012; there was a +4% increase compared to the same period in 2011, and a +3% increase compared to the same period in 2010.
