the real estate market is getting hot along with the temperature.\u00a0 And that\u2019s about the only thing most are able to predict about this year\u2019s real estate market.\u00a0 Since the Great Recession, early forecasts about home buying and selling trends have typically missed the mark; the trends have varied, sometimes significantly, from year to year.\u00a0 Notwithstanding a very active season, many will be in for a surprise; some will be pleased about their home sale, while others not so much.\u00a0 And if you are selling a home, I\u2019ve provided some <a href=\"http:\/\/dankrell.com\/blog\/2016\/03\/31\/buyers-and-sellers-mentally-prepare-to-be-in-real-estate-market\/\">tips to help you cope with<\/a> today&#8217;s market:<\/p>\n<h3>Home buyers in today&#8217;s market<\/h3>\n<p>The most important point to remember this year: <a href=\"http:\/\/dankrell.com\/blog\/2014\/05\/15\/picky-home-buyers-and-real-estate-slowdown\/\"><em>many home buyers are looking to buy a home, but not necessarily yours<\/em><\/a>.\u00a0 The notion that your home appeals to all home buyers is false.\u00a0 If your home isn\u2019t selling as fast as you thought it would, consider stepping back for a moment to re-evaluate your home and marketing plan.<\/p>\n<p>Most home buyers are looking for a \u201cturn-key\u201d home and won\u2019t settle for just anything on the market.\u00a0 Additionally, most are not willing to spend time and money updating a home they just purchased.\u00a0 Know your home before marketing it and consider making repairs if your home has considerable deferred maintenance.<\/p>\n<h3>Prepare your home for today&#8217;s market<\/h3>\n<figure style=\"width: 250px\" class=\"wp-caption alignright\"><a href=\"https:\/\/i0.wp.com\/www.nar.realtor\/sites\/default\/files\/2018-q2-home-survey-infographic-06-21-2018-1300w-4173h.png?ssl=1\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"size-small\" title=\"\" src=\"https:\/\/i0.wp.com\/www.nar.realtor\/sites\/default\/files\/2018-q2-home-survey-infographic-06-21-2018-1300w-4173h.png?resize=250%2C275&#038;ssl=1\" alt=\"today's market\" width=\"250\" height=\"275\" \/><\/a><figcaption class=\"wp-caption-text\">What to expect in the housing market (infographic from nar.realtor)<\/figcaption><\/figure>\n<p>The next item to remember this year, is that no matter how well your home shows: <a href=\"http:\/\/dankrell.com\/blog\/2015\/05\/22\/dont-skip-the-home-inspection-old-new-or-renovated\/\"><em>be prepared for a less than complimentary home inspection<\/em><\/a>.\u00a0 Because there are a number of systems and many components to your home; chances are that there are items that need attention, repairing, and\/or replacement \u2013 which the home inspector will cheerfully point out.\u00a0 Home inspectors will visually inspect your home, probing structural components when necessary; a detailed report indicates their observations.\u00a0 Most home inspectors are not experts in all aspects of home construction; and commonly recommend other professionals to examine items more closely.<\/p>\n<p>As a home seller, you should understand that buyers in today\u2019s market are under pressure about the investment they are undertaking; and are willing to walk away based on the home inspection findings.\u00a0 Sometimes, it\u2019s not what &#8211; but how it\u2019s said that will rattle buyers.\u00a0 Regardless, an uncomplimentary report does not have to blow up the deal.\u00a0 Be prepared for extra rounds of negotiating after the home inspection.\u00a0 Every transaction is different, and your agent should provide guidance on what\u2019s reasonable and appropriate.<\/p>\n<p>A final thought: <a href=\"http:\/\/dankrell.com\/blog\/2014\/09\/26\/dont-leave-money-on-the-table\/\"><em>don\u2019t get greedy, but don\u2019t leave money on the table either<\/em><\/a>.\u00a0 Although inventory remains an issue in a number of areas, don\u2019t feel compelled to over price your home based on the lack of homes for sale.\u00a0 However, don\u2019t be complacent with the \u201caverage\u201d home sale price of the neighborhood either.\u00a0 When comparing recent neighborhood sales, you should make pricing adjustments (plus and minus) depending on differences in your home\u2019s age, amenities, size and other factors.<\/p>\n<p>A word of caution: There is a growing trend in the reliance on automated valuations by real estate agents.\u00a0 AVM (automated valuation models) are helpful, but not always accurate.\u00a0 These reports are based on public information about your home and may not include correct information.\u00a0 If your agent recommends a sale price based an automated valuation, you should review the report attentively.\u00a0 If the report confidence level is low to medium, be prepared to carefully review the report and comparables, making adjustments as needed.<\/p>\n<p>Original located at https:\/\/dankrell.com\/blog\/2016\/04\/21\/home-sale-tips-on-coping-with-todays-market\/<\/p>\n<p>Google+<br \/>\nCopyright \u00a9 Dan Krell<\/p>\n<p>If you like this post, do not copy;
