(infographic from techspot.com).<\/figcaption><\/figure>\n<p>Many erroneously describe Gordon Moore\u2019s prediction as the doubling of computing power every two years.\u00a0 \u201c<a href=\"https:\/\/datascience.berkeley.edu\/moores-law-processing-power\/\" target=\"_blank\" rel=\"noopener noreferrer\">Moore\u2019s Law<\/a>\u201d is more accurately described as the doubling of transistors on a chip every two years.\u00a0 The point is that computer power is on steep path of improvements; and the prediction has been accurate since Moore\u2019s 1965 paper \u201c<a href=\"http:\/\/www.computerhistory.org\/siliconengine\/moores-law-predicts-the-future-of-integrated-circuits\/\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Cramming more components onto integrated circuits<\/em><\/a>\u201d (Electronics; April 19, 1965).\u00a0 What does Moore\u2019s Law have to do with real estate? Everything.\u00a0 Many industries have benefited as computer processing power increased \u2013 including real estate.\u00a0 \u00a0Will we see real estate agent robots in the future?<\/p>\n<p>It is often said that a smart phone has thousands more computing power than the Apollo guidance computer.\u00a0 Consider how far computing power has increased over the last fifty years; common computer processors today exceed 1 billion transistors per chip with average clock speeds over 2.5 GHz (the Mac Plus I had in graduate school had an 8MHz processor with only 68,000 transistors!).\u00a0 The ever growing processor power has allowed major developments in artificial intelligence (AI) and robotic applications we are witnessing today.\u00a0 And the promise of <a href=\"http:\/\/news.mit.edu\/2012\/proving-quantum-computers-feasible-1127\" target=\"_blank\" rel=\"noopener noreferrer\">quantum computing<\/a> is expected to make our current computers seem like abacuses.<\/p>\n<p>A cutting edge 2013 paper by Carl Benedikt Frey and Michael Osborne, of the University of Oxford, discussed the effects of advancements computerization and robotics on employment and the labor market (<a href=\"http:\/\/www.oxfordmartin.ox.ac.uk\/publications\/view\/1314\" target=\"_blank\" rel=\"noopener noreferrer\"><em>The Future of Employment: How susceptible are jobs to computerisation?<\/em><\/a> Oxford Martin School \u2013 University of Oxford; September 2013).\u00a0 The authors concluded that about 47% of the US workforce is at risk of being \u201cautomated soon\u201d (which is in the next ten to twenty years).\u00a0 Workers expected to be affected include, \u201c\u2026<em>transportation and logistics occupations, together with the bulk of office and administrative support workers, and labour in production occupations\u2026<\/em>\u201d The service industry, including real estate, was singled out as being affected by AI and robotics.<\/p>\n<p>Included among the top occupations most at risk included: real estate broker, real estate agent, property manager, and real estate appraiser. The increasing reliance on <a href=\"http:\/\/dankrell.com\/blog\/2016\/05\/06\/new-home-sale-strategy-needed-as-home-prices-start-to-shift\/\" target=\"_blank\" rel=\"noopener noreferrer\">automated property valuations<\/a> by lenders, real estate agents, and consumers is a testament to the advancement of AI in the industry.\u00a0 Back in April, Inman (a leading real estate information publisher) devised an experiment to see if a computer algorithm would best a real estate broker in choosing homes for potential home buyer.\u00a0 The results announced May 10<sup>th<\/sup> revealed that the computer program did a better job than the real estate agent (<a href=\"http:\/\/www.inman.com\/2016\/05\/10\/broker-vs-bot-winner\/\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Broker vs. bot: And the winner is\u2026<\/em><\/a>; inman.com; May 10, 2016).\u00a0 Of course, there were limitations to Inman\u2019s test; but still a notable result nonetheless demonstrating how AI is affecting the real estate industry. Robotics is making significant advances too.<\/p>\n<p>Recent developments have made self-driving cars real, along with Honda\u2019s Asimo; and even artificial companions.\u00a0 You can now purchase your own service robot, if you can afford it.\u00a0 Just like AI, <a href=\"https:\/\/web.archive.org\/web\/20170207184536\/http:\/\/www.realtormag.realtor.org\/technology\/feature\/article\/2011\/11\/future-real-estate\" target=\"_blank\" rel=\"noopener noreferrer\">robots may also take over real estate agent tasks<\/a> in the near future.\u00a0 Imagine walking into an open house and being greeting by a friendly and helpful robot!
