{"id":2977,"date":"2017-06-02T15:39:51","date_gmt":"2017-06-02T19:39:51","guid":{"rendered":"http:\/\/dankrell.com\/blog\/?p=2977"},"modified":"2017-06-02T15:44:59","modified_gmt":"2017-06-02T19:44:59","slug":"real-estate-expert","status":"publish","type":"post","link":"https:\/\/dankrell.com\/blog\/2017\/06\/02\/real-estate-expert\/","title":{"rendered":"Real Estate Expert"},"content":{"rendered":"<figure style=\"width: 250px\" class=\"wp-caption alignright\"><a href=\"https:\/\/www.infographicportal.com\/real-estate-agent-benefits\/\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"size-thumbnail\" src=\"https:\/\/i0.wp.com\/www.infographicportal.com\/wp-content\/uploads\/2016\/02\/Real-Estate-Agent-Benefits.jpg?resize=250%2C450&#038;ssl=1\" alt=\"Real estate expert\" width=\"250\" height=\"450\" \/><\/a><figcaption class=\"wp-caption-text\">Real estate expert (infographic from infographicportal.com)<\/figcaption><\/figure>\n<p>When I began my real estate career, every budding agent was taught that we should farm neighborhoods to become the local expert.\u00a0 <a href=\"http:\/\/dankrell.com\/blog\/2011\/09\/30\/the-best-laid-plans-of-mice-and-men%e2%80%a6\/\" target=\"_blank\" rel=\"noopener noreferrer\">Agents would (and many still do) farm neighborhoods<\/a> by spending a small fortune on mailings and other promotional marketing about themselves just to tell you how smart they are about your neighborhood.\u00a0 The notion that only one agent is \u201cthe expert\u201d on selling homes in your neighborhood has become antiquated.\u00a0 The demise of\u00a0 this long standing rite is approaching as consumers become increasingly savvy. Enter \u201cThe Real Estate Expert.\u201d<\/p>\n<p>Before the MLS, real estate was a local business, where real estate brokers set up their offices in neighborhoods and became the \u201clocal experts.\u201d\u00a0 The neighborhood broker guided home sales and prices because they were the expert.\u00a0 <a href=\"http:\/\/dankrell.com\/blog\/2014\/11\/06\/how-home-buyer-and-sellers-have-changed-and-remained-the-same\/\" target=\"_blank\" rel=\"noopener noreferrer\">Home buyers and sellers<\/a> went directly to these agents if they wanted to buy or sell a home.<\/p>\n<p>However, the advent of the <a href=\"http:\/\/dankrell.com\/blog\/2015\/05\/30\/hot-regional-housing-markets-change-reliance-on-mls-listings\/\" target=\"_blank\" rel=\"noopener noreferrer\">MLS <\/a>opened up the marketplace and created \u201cmarket experts.\u201d\u00a0 Not having prior knowledge about a neighborhood was no longer a problem for real estate agents.\u00a0 The MLS provided agents the data and home information to become the local housing trends expert.\u00a0 The MLS essentially allowed agents to sell more homes in the broader regional area.<\/p>\n<p><a href=\"http:\/\/dankrell.com\/blog\/2015\/04\/15\/so-hows-that-internet-working-out-for-you\/\" target=\"_blank\" rel=\"noopener noreferrer\">The internet changed all that<\/a>, of course, by providing data and home information to anyone connected.\u00a0 Everyone is a neighborhood expert thanks to the internet!\u00a0 However, there is downside to having an unlimited stream of figures, statistics and trivia without a filter.\u00a0 Home buyers are on information overload.\u00a0 They are inundated with information about a home\u2019s history, as well as advice about buying and selling.\u00a0 Buyers and sellers have so much information, they are overthinking every aspect about the home buying and selling process.\u00a0 They are getting in their own way and potentially sabotaging their own transactions.<\/p>\n<p><a href=\"http:\/\/dankrell.com\/blog\/2013\/06\/21\/the-next-real-estate-technology-breakthrough\/\" target=\"_blank\" rel=\"noopener noreferrer\">The ever-improving technology<\/a> and the proliferation of information has changed the business of real estate, which has made the \u201cneighborhood real estate expert\u201d a thing of the past.\u00a0 Sure, there are many agents who still market themselves as the neighborhood expert, but does that make them more qualified to sell your home?\u00a0 Agents hyping themselves to know more about your neighborhood can also potentially sabotage your transaction if they make it personal.\u00a0 They may be able to tell you about what makes your neighborhood special, as well as share trivia.\u00a0 But so can your neighbor.\u00a0 Does that make your neighbor qualified to sell your home?<\/p>\n<p>Enter \u201cThe Real Estate Expert.\u201d\u00a0 The Real Estate Expert is<a href=\"http:\/\/dankrell.com\/blog\/2013\/01\/24\/thinking-of-buying-or-selling-a-home-without-an-agent-hire-a-professsional\/\" target=\"_blank\" rel=\"noopener noreferrer\"> a professional who follows the housing market<\/a> and can interpret the data about your neighborhood in a meaningful way.\u00a0 They can compile information to provide you with a detailed and meaningful market analysis to assist you in deciding on a sale price without personal bias.\u00a0 The Real Estate Expert knows how to market your home in the current economic environment.\u00a0 They understand what home buyers want in a home, and they can prepare and present your home to promote it to grab home buyers\u2019 attention.<\/p>\n<p>Real Estate Experts are trending away from marketing themselves, and leaning towards being <a href=\"http:\/\/dankrell.com\/blog\/2015\/06\/04\/survey-may-indicate-buyers-need-attentive-agents\/\" target=\"_blank\" rel=\"noopener noreferrer\">attentive to their clients<\/a>.\u00a0 Real Estate Experts also understand the nuances of negotiation, and are current on legislation that can affect their client\u2019s rights and obligations.\u00a0 They also know how to facilitate a transaction, so as to protect their client\u2019s best interest without regard to their commission.<\/p>\n<p>Copyright\u00a9 Dan Krell<br \/>\nGoogle+<\/p>\n<p>If you like this post, do not copy;
