{"id":3049,"date":"2017-07-23T09:55:48","date_gmt":"2017-07-23T13:55:48","guid":{"rendered":"http:\/\/dankrell.com\/blog\/?p=3049"},"modified":"2018-10-05T06:42:15","modified_gmt":"2018-10-05T10:42:15","slug":"vacation-homes-declining","status":"publish","type":"post","link":"https:\/\/dankrell.com\/blog\/2017\/07\/23\/vacation-homes-declining\/","title":{"rendered":"Vacation homes declining"},"content":{"rendered":"<figure style=\"width: 250px\" class=\"wp-caption alignright\"><a href=\"https:\/\/www.nar.realtor\/links\/investment-vacation-home-buyers-report\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"size-medium\" src=\"https:\/\/i0.wp.com\/www.nar.realtor\/sites\/default\/files\/images\/infographics\/2017\/2017-investment-and-vacation-home-buyers-infographic-04-11-2017-600w-1049h.jpg?resize=250%2C500&#038;ssl=1\" alt=\"vacation homes\" width=\"250\" height=\"500\" \/><\/a><figcaption class=\"wp-caption-text\">Vacation homes sales decline (infographic from nar.realtor)<\/figcaption><\/figure>\n<p>According to the <a href=\"https:\/\/www.nar.realtor\/news-releases\/2017\/04\/affordability-tight-supply-cause-vacation-home-sales-to-plummet-in-2016-investment-sales-climb-45\" target=\"_blank\" rel=\"noopener\">National Association of Realtors <\/a><em>2017 Investment and Vacation Home Buyers Survey (nar.realtor),<\/em> last year\u2019s vacation home purchases plunged 21.6 percent!\u00a0 Last year\u2019s decline in vacation homes sales comes at the heels of a huge drop in 2015, and has tumbled about 36 percent since the post-recession high marked in 2014.\u00a0 Are the statistics telling us it\u2019s a good time to buy that vacation home you have been thinking about?\u00a0 Or is it that Americans are rethinking their view about vacations and retirement?<\/p>\n<p>Of course, Lawrence Yun, NAR chief economist, feels that the decline is due a very tight vacation homes market that may likely make a comeback in the ensuing years. In an <a href=\"https:\/\/www.nar.realtor\/news-releases\/2017\/04\/affordability-tight-supply-cause-vacation-home-sales-to-plummet-in-2016-investment-sales-climb-45\" target=\"_blank\" rel=\"noopener\">April 11<sup>th<\/sup> NAR press release<\/a> he stated that \u201c<em>In several markets in the South and West \u2013 the two most popular destinations for vacation buyers \u2013 home prices have soared in recent years because substantial buyer demand from strong job growth continues to outstrip the supply of homes for sale. With fewer bargain-priced properties to choose from and a growing number of traditional buyers, finding a home for vacation purposes became more difficult and less affordable last year.\u201d<\/em>\u00a0 He added, \u201c<em>The volatility seen in the financial markets in late 2015 through the early part of last year also put a dent in sales as some affluent households with money in stocks likely refrained from buying or delayed plans until after the <\/em>[2016]<em> election<\/em>.\u201d<\/p>\n<p>However, another explanation given by the NAR is short term rentals, including <a href=\"http:\/\/dankrell.com\/blog\/2015\/08\/13\/the-shared-economy-under-pressure-localities-put-the-squeeze-on-airbnb\/\" target=\"_blank\" rel=\"noopener\">airbnb<\/a>.\u00a0 Short term rentals allow people to visit vacation and resort towns without committing to buy a home.<\/p>\n<p>To give perspective about the tight vacation homes market, NAR stated that vacation home sales were only 12 percent of all transactions in 2016, a decrease from 16 percent in 2015 (and close to the recent low of 11 percent in 2012).\u00a0 Additionally, low vacation home inventory pushed sale prices higher.\u00a0 The 2016 median vacation home price increased 4.2 percent, which is a decade high of vacation home price growth.<\/p>\n<p>A lack of inventory and rising home prices are sure to put a damper on the vacation homes market.\u00a0 But the slump could be a manifestation of something else.<\/p>\n<p>Bloggers and columnists have reported a shift in the younger generation\u2019s home buying habits for about a decade.\u00a0 The trend seems to be <a href=\"http:\/\/dankrell.com\/blog\/2015\/04\/30\/millennials-redefining-american-dream-and-its-not-what-you-think\/\" target=\"_blank\" rel=\"noopener\">a rejection of the accepted industry standard<\/a> home buying cycle set by older generations.\u00a0 For decades, the Baby-Boom generation has set the bar for home sales.\u00a0 Their views on home ownership and vacation homes have guided the experts.\u00a0 However, millennials have a different perspective, having a more conservative take on home buying and exhibiting a strong sense of value.<\/p>\n<p>The NAR\u2019s <a href=\"https:\/\/www.nar.realtor\/links\/investment-vacation-home-buyers-report\" target=\"_blank\" rel=\"noopener\"><em>2017 Investment and Vacation Home Buyers Survey <\/em><\/a>pointed out that that the top two reasons to purchase a vacation home are for a family retreat and for retirement.<em> \u00a0However, j<\/em>ust like the trend in home buying, millennials are redefining their retirement and vacation needs.<\/p>\n<p>Expecting to work longer, Millennials\u2019 idea of retirement is not perceived the same as the Baby-Boomer\u2019s vision of retirement.\u00a0 Staying relevant and engaged is now more important than leisure.<\/p>\n<p>Having a regular spot for the family to congregate and vacation is no longer highly desired.\u00a0 Millennials want the option to travel rather than visiting the same vacation spot every year.\u00a0 Millennials are also savers.
