{"id":3086,"date":"2017-08-20T08:23:44","date_gmt":"2017-08-20T12:23:44","guid":{"rendered":"http:\/\/dankrell.com\/blog\/?p=3086"},"modified":"2019-07-14T08:27:41","modified_gmt":"2019-07-14T12:27:41","slug":"attract-home-buyers-zillow-listing","status":"publish","type":"post","link":"https:\/\/dankrell.com\/blog\/2017\/08\/20\/attract-home-buyers-zillow-listing\/","title":{"rendered":"Attract home buyers &#8211; Zillow listing"},"content":{"rendered":"\n<p>If you\u2019re selling your home, check your Zillow listing.&nbsp; You may find that the information may not be complete.&nbsp; Or worse, the information posted is from a previous sale.&nbsp; But don\u2019t worry, Zillow now gives you the tools to take control, attract home buyers, and <a href=\"http:\/\/dankrell.com\/blog\/2014\/02\/14\/the-magic-of-4-to-sell-a-home\/\" target=\"_blank\" rel=\"noopener noreferrer\">improve your sale<\/a>.<\/p>\n\n\n\n<p>Most of the information you see on your Zillow listing is syndicated from the MLS.&nbsp; This means that your listing agent uploads information to the MLS and the MLS sends it to other websites.&nbsp; If you\u2019re not happy with the listing, your agent can change some information via the MLS, and\/or log into the Zillow listing to make changes.&nbsp; However, if your listing agent is too busy to service your listing or does not know about logging into your Zillow listing, you can now <a href=\"http:\/\/dankrell.com\/blog\/2017\/01\/12\/best-home-sale\/\" target=\"_blank\" rel=\"noopener noreferrer\">take control<\/a> and attract home buyers.<\/p>\n\n\n\n<p>Zillow offers home owners the opportunity to \u201cclaim\u201d their home to access features to personalize information to help home buyers (and Zillow) to get a better picture about their home.&nbsp; The \u201c<a href=\"http:\/\/www.zillowgroup.com\/news\/personalized-owner-dashboard\/\" target=\"_blank\" rel=\"noopener noreferrer\">Personalized Owner Dashboard<\/a>\u201d gives you control of your listing (zillowgroup.com\/news\/personalized-owner-dashboard).<\/p>\n\n\n\n<p>Of the many available tools,<a href=\"http:\/\/dankrell.com\/blog\/2015\/04\/15\/so-hows-that-internet-working-out-for-you\/\" target=\"_blank\" rel=\"noopener noreferrer\"> online metrics <\/a>is useful to see how much attention your home is getting from home buyers.&nbsp; You can view your home listing\u2019s online activity, including how many times the listing has been viewed compared to your competition.<\/p>\n\n\n\n<p>Improve on the house description by adding \u201c<em>What I love about the home<\/em>.\u201d\u00a0 This feature conveys to home buyers what attracted you to your home.\u00a0 Elicit the home buyer\u2019s emotions to visit it and attract home buyers by adding your story.<\/p>\n\n\n\n<p>The MLS limits the number of <a href=\"http:\/\/dankrell.com\/blog\/2014\/07\/24\/when-selling-a-home-pictures-more-important-than-descriptions\/\" target=\"_blank\" rel=\"noopener noreferrer\">pictures on your listing<\/a>.&nbsp; So, solely relying on the MLS feed can also limit your Zillow listing.&nbsp; Increasing the number of pictures and adding video can make your home listing more robust, and attention getting.&nbsp; Zillow allows you (and your agent) to upload additional pictures.&nbsp; You can upload, arrange, and describe additional photos to help give home buyers the best view of your home.&nbsp; Zillow even lets you upload a video that you record from your smartphone!&nbsp; Besides including a link to the MLS virtual tour, Zillow added the \u201cwalk through\u201d video feature last year.<\/p>\n\n\n\n<p>Not happy with your Zestimate?\u00a0 You\u2019re not alone.\u00a0 Zillow\u2019s Zestimate tool has received mixed reviews since its inception.\u00a0 Many home buyers and sellers have used the tool as a guide in to help their buying and selling by looking at house and neighborhood trends.\u00a0 However, there has been criticism from home owners and real estate agents saying that home valuation tool is not inaccurate and does not correctly portray their homes and listings.\u00a0 As a response, Zillow has changed the algorithm over the years.\u00a0 And this year, <a href=\"https:\/\/www.zillow.com\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Zillow announced a $1,000,000 prize<\/a> for the best model to improve the Zestimate tool (zillow.com\/promo\/zillow-prize).\u00a0 But that hasn\u2019t stopped <a rel=\"noopener noreferrer\" href=\"http:\/\/www.marketwatch.com\/story\/do-zillow-zestimates-mislead-home-buyers-illinois-lawsuit-claims-yes-2017-05-22\" target=\"_blank\">a class action suit<\/a> that complains that the Zestimate is \u201cmisleading\u201d home buyers (Rachel Koning Beals; <em>Do Zillow \u2018Zestimates\u2019 mislead home buyers?
