But the Census\u2019 <a href=\"https:\/\/www.census.gov\/housing\/hvs\/files\/currenthvspress.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">most recent release of the Quarterly Residential Vacancies<\/a> (Fourth Quarter 2017) and Homeownership described the move as \u201cnot statistically different\u201d from the previous quarter or year (census.gov). Essentially, the homeownership rate remains historically low. This dovetails with the Census\u2019 most recent <a href=\"https:\/\/www.census.gov\/library\/stories\/2017\/12\/lower-moving-rate.html\" target=\"_blank\" rel=\"noopener noreferrer\">renter moving data<\/a> indicating that the percentage of renters who moved in 2017 was the lowest since 1988. So, it should not be a surprise that <a href=\"https:\/\/www.census.gov\/newsroom\/blogs\/random-samplings\/2017\/12\/rents.html\" target=\"_blank\" rel=\"noopener noreferrer\">rents are on the rise<\/a>, and it\u2019s becoming even more difficult to find a rental.<\/p>\n<p>How can you <a href=\"http:\/\/dankrell.com\/blog\/2014\/04\/03\/house-shopping-strategies-without-using-mls\/\">find<\/a> a rental in a tight market?<\/p>\n<p>Before you go off and sign a lease, you should create your own \u201crental guide.\u201d First, make a <a href=\"http:\/\/dankrell.com\/blog\/2007\/04\/06\/know-your-rights-as-a-home-buyer-and-make-a-budget\/\" target=\"_blank\" rel=\"noopener noreferrer\">housing budget<\/a> of how much you can afford for rent and utilities. Then make a list of \u201cmust haves\u201d for your new home. Think about the size, location, local amenities, commuter routes and public transportation, and anything else you deem important. You may find that rent per square foot varies depending on the neighborhood, age of the building, and the amenities. This may force you to<a href=\"http:\/\/dankrell.com\/blog\/2016\/01\/13\/real-estate-bargains\/\" target=\"_blank\" rel=\"noopener noreferrer\"> prioritize your needs<\/a>. For example, you may find that a small condo near a metro station is the same rent as a three-bedroom single family home that has a longer commute. Or there may be a new apartment available with luxury amenities with a higher rent than the older apartment building with sparse amenities.<\/p>\n<p>The <a href=\"http:\/\/dankrell.com\/blog\/2015\/04\/15\/so-hows-that-internet-working-out-for-you\/\" target=\"_blank\" rel=\"noopener noreferrer\">internet<\/a> is the medium of choice these days to look for a rental. There are numerous websites using state of the art applications to advertise rental listings. They also include vast amounts of information on each listing to help your search. There are a number of specialty sites focusing on niche rentals (such as apartments, luxury, etc.) that tout their exclusive listings. However, there are sites that are more comprehensive that include a mix MLS and private listings. And let\u2019s forget there are online classifieds too.<\/p>\n<p>Many renters <a href=\"http:\/\/dankrell.com\/blog\/2014\/04\/03\/house-shopping-strategies-without-using-mls\/\" target=\"_blank\" rel=\"noopener noreferrer\">search for their new home<\/a> without an agent, and that\u2019s ok. But consider that an experienced licensed real estate agent can help negotiate your lease, possibly getting better terms. While most agents will work rentals and sales, there are real estate agencies that specialize in rentals. Consider contacting legitimate property managers or rental management companies and ask about their upcoming rental listings.<\/p>\n<p>If a rental listing sounds too good to be true, then be suspicious of a <a href=\"http:\/\/dankrell.com\/blog\/2016\/02\/04\/evolving-real-estate-scams-vigilance-needed\/\" target=\"_blank\" rel=\"noopener noreferrer\">scam<\/a>. To protect yourself from scammers, it can be helpful to understand how they operate. The <a href=\"https:\/\/www.consumer.ftc.gov\/articles\/0079-rental-listing-scams\" target=\"_blank\" rel=\"noopener noreferrer\">Federal Trade Commission<\/a> (ftc.gov) offers insight on how rental scams work, and how to report scams.\u00a0 Scams are typically from hijacked ads or phantom rentals.\u00a0 The <a href=\"https:\/\/archives.fbi.gov\/archives\/news\/stories\/2009\/july\/housingscam_072909\" target=\"_blank\" rel=\"noopener noreferrer\">FBI<\/a> (fbi.gov) and <a href=\"https:\/\/www.usa.gov\/housing-scams#item-211837\" target=\"_blank\" rel=\"noopener noreferrer\">USA.gov<\/a> also offer tips on protecting yourself from rental scams.<\/p>\n<p>Some basic cautions from the <a href=\"https:\/\/archives.fbi.gov\/archives\/news\/stories\/2009\/july\/housingscam_072909\" target=\"_blank\" rel=\"noopener noreferrer\">FBI<\/a>:<\/p>\n<blockquote>\n<p style=\"padding-left: 30px;\">-Only deal with landlords or renters who are local;<br \/>\n-Be suspicious if you\u2019re asked to only use a wire transfer service;<br \/>\n-Beware of e-mail correspondence from the \u201clandlord\u201d that\u2019s written in poor or broken English;<br \/>\n-Research the average rental rates in that area and be suspicious if the rate is significantly lower;<br \/>\n-Don\u2019t give out personal information, like social security, bank account, or credit card numbers.<\/p>\n<\/blockquote>\n<p>Regardless whether you go it alone or with a real estate agent, <a href=\"http:\/\/dankrell.com\/blog\/2015\/01\/16\/trust-and-verify-home-buyer-due-diligence\/\" target=\"_blank\" rel=\"noopener noreferrer\">practice due diligence<\/a>. Real estate scams have been part of the rental scene for decades. Scams have become more prevalent with the increased reliance on the internet for home searches.
