the foundation of a successful sale.\u00a0 I have often talked about the<a href=\"http:\/\/dankrell.com\/blog\/2007\/04\/06\/the-art-of-pricing-your-home\/\" target=\"_blank\" rel=\"noopener noreferrer\"> science and art of pricing a home<\/a> in various market conditions, but did you know h<span id=\"render_title_container\" class=\"title\"><span id=\"snippet_title\">ome pricing psychology also plays a role<\/span><\/span>?<\/p>\n<p>With vast amounts of public data available on the internet, you may be tempted to price your home on your own.\u00a0 However, keep in mind that <a href=\"http:\/\/dankrell.com\/blog\/2015\/04\/15\/so-hows-that-internet-working-out-for-you\/\" target=\"_blank\" rel=\"noopener noreferrer\">unverified internet data can be inaccurate or outdated<\/a>.\u00a0 Moreover, the most recent sales data may not yet be available on your favorite real estate sites.\u00a0 Asking a Realtor to help you analyze relevant comparables from the MLS can help you decide on a sales price that is in line with home buying trends.<\/p>\n<p>The science of pricing a home is a straight forward method of <a href=\"http:\/\/dankrell.com\/blog\/2013\/12\/19\/whats-a-home-worth-appraisals-market-analyses-and-price-opinions\/\" target=\"_blank\" rel=\"noopener noreferrer\">analyzing the sale prices of similar neighborhood homes<\/a>.\u00a0 The analysis will provide you with a potential sales price range.\u00a0 When selecting comparable homes, make sure that the homes are similar in style (colonial, split level, rambler, etc.).\u00a0 Select comparable homes that are similar in size (usually within 15 to 20 percent of your home\u2019s living area).\u00a0 Also, try to find comparable sales that sold within the last six months to be relevant to current market trends.<\/p>\n<p>The \u201cart\u201d of pricing your home is a process of fine tuning the sale price range derived from comparable homes.\u00a0 Looking at various factors for each home, you can make <a href=\"http:\/\/dankrell.com\/blog\/2016\/05\/06\/new-home-sale-strategy-needed-as-home-prices-start-to-shift\/\" target=\"_blank\" rel=\"noopener noreferrer\">adjustments on your calculated sale price range<\/a>.\u00a0 Interior differences, such as number of bedrooms, bathrooms, or having a finished basement, can change a sale price significantly.\u00a0 Likewise, exterior features, such as a deck or fence, can also affect the price.<\/p>\n<p>Let\u2019s talk about your home\u2019s condition.\u00a0 Whether you like it or not, <a href=\"http:\/\/dankrell.com\/blog\/2015\/06\/12\/the-cost-of-doing-nothing-deferred-maintenance-and-home-values\/\" target=\"_blank\" rel=\"noopener noreferrer\">your home\u2019s condition<\/a> should be a major factor in determining a sale price.\u00a0 You should be honest and objective when it comes to your home\u2019s condition.\u00a0 Have others offer their opinions about necessary updates and repairs.\u00a0 Are there any comparables that are in similar condition?\u00a0 You may have to make adjustments to correspond to deferred maintenance and lack of updates.<\/p>\n<p>Home Pricing Psychology<\/p>\n<p>To attract home buyers while trying to get top dollar, you may also have to apply h<span id=\"render_title_container\" class=\"title\"><span id=\"snippet_title\">ome pricing psychology<\/span><\/span>.\u00a0 Of course, many of these h<span id=\"render_title_container\" class=\"title\"><span id=\"snippet_title\">ome pricing psychology<\/span><\/span> strategies are not sound or based on facts.\u00a0 An example of this is the use of a \u201ctotem\u201d price.\u00a0 A totem price is when the second half of the number is a mirror of the first (e.g., 543,345).\u00a0 This was a strategy that was highly touted during the \u201cgo-go\u201d market of 2005-2006.<\/p>\n<p>Until recently, there hasn\u2019t been much research into the psychological effects of real estate pricing strategies.\u00a0 An empirical study by Eli Beracha and Michael J.
