They will often tell you what you want to hear.<\/p>\n<p>When it comes to buying and selling a home, beware of the real estate tin men!\u00a0 These are <a href=\"https:\/\/dankrell.com\/blog\/2017\/08\/06\/real-estate-bs-detector\/\" target=\"_blank\" rel=\"noopener noreferrer\">agents who will say and do almost anything<\/a> for your business.<\/p>\n<p>Many real estate agents still use tin men tactics.\u00a0 Real estate sales is difficult and many agents will do whatever they can to get a leg up on their competition and a chance at a sales commission.\u00a0 There is a subculture in the industry that is focused on pushing the ethical envelope to make money.\u00a0 This philosophy is spread by \u201cgurus\u201d and coaches who teach sales tactics, persuasion, and income strategies.<\/p>\n<p>Unlike the world of 1963, when a salesman could easily lie to make the sale, today\u2019s easy flow of information makes it unlikely that a real estate agent would flat-out lie.\u00a0 The <a href=\"https:\/\/dankrell.com\/blog\/2014\/07\/30\/the-anonymity-of-the-internet-has-made-real-estate-more-personal\/\" target=\"_blank\" rel=\"noopener noreferrer\">internet has created a savvy and knowledgeable<\/a> consumer by allowing easy authentication of information.\u00a0 However, the internet has not changed the real estate agent\u2019s reputation for bending the truth, otherwise known as \u201cpuffery.\u201d<\/p>\n<p><a href=\"https:\/\/dankrell.com\/blog\/2015\/10\/07\/real-estate-agents-getting-back-to-basics-and-focus-on-relationships\/\" target=\"_blank\" rel=\"noopener noreferrer\">Rapport is often built on appearances<\/a>.\u00a0 Like the 1960\u2019s tin men, many real estate agents also employ smoke and mirrors to help them appear successful.\u00a0 Although some still drive cars and dress beyond their means to \u201cfake it,\u201d many agents rely on technology for their trickery.\u00a0 The art of deception is widely used by agents who dare to manipulate data.\u00a0 Many real estate agents, who supervise other agents, <a href=\"https:\/\/www.thebalance.com\/top-three-lies-told-by-real-estate-agents-1798865\" target=\"_blank\" rel=\"noopener noreferrer\">take credit for MLS sales they had nothing to do with<\/a> so as to appear they have many more sales (than they actually do).\u00a0 Likewise, many agents pay for fake internet reviews.\u00a0 Although many platforms screen for false reviews, agents continue to find ways to get fake 5-star reviews on websites, including <a href=\"https:\/\/www.quora.com\/I-have-proof-that-Zillow-agent-reviews-are-being-solicited-by-agents-for-the-cost-of-a-Starbucks-drink-card-Should-I-publish-it-here\" target=\"_blank\" rel=\"noopener noreferrer\">incentivizing unsolicited otherwise 5-star reviews<\/a> from clients.<\/p>\n<p>Many real estate agents rely on gimmicks as a means of getting business.\u00a0 A popular agent promotion is \u201cI will buy your home if it doesn\u2019t sell.\u201d\u00a0 The reality is that although the agent may offer to buy your home if they can\u2019t sell it, the conditions actually don\u2019t make it a viable option.\u00a0 Another oversold gimmick is \u201ccutting-edge\u201d marketing.\u00a0 The promise of cutting-edge marketing used to mean advanced and new.\u00a0 However, today cutting-edge real estate marketing is overshadowed by the truth that homes are primarily viewed on real estate internet portals, such as Zillow (all MLS listings are posted to these portals).<\/p>\n<p>Most Realtors are ethical and do the right thing.\u00a0 A recent article by Jim Dalrymple II even touts broker (and agent) humility as the \u201cnew method\u201d and business model (<a href=\"https:\/\/www.inman.com\/2018\/10\/17\/humility-not-arrogance-is-the-new-real-estate-leadership-trend\/\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Humility, not arrogance, is the new real estate leadership trend<\/em>;<\/a> inman.com;
