They are overtaking the baby boomers<\/em><\/strong>.&#8221;<\/p>\n\n\n\n<p><a href=\"https:\/\/dankrell.com\/blog\/2017\/07\/30\/find-affordable-home\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Affordable housing (opens in a new tab)\">Affordable housing<\/a> is an issue for every generation, including millennials.&nbsp; According to the NAR, eighty-six percent of millennials \u201c<a rel=\"noreferrer noopener\" aria-label=\"believe that buying a home is a good financial investment (opens in a new tab)\" href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2018-home-buyers-and-sellers-generational-trends-03-14-2018.pdf\" target=\"_blank\">believe that buying a home is a good financial investment<\/a>.\u201d&nbsp; However, like all home buyers, millennials are facing low home sale inventory, increasing home prices, and rising rents.&nbsp; Additionally, many millennials have the heavy burden of <a rel=\"noreferrer noopener\" aria-label=\"student loan debt (opens in a new tab)\" href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/student-loan-debt-and-housing-report\" target=\"_blank\">student loan debt<\/a>, which stifles their ability to rent, as well as save for a down payment to buy a home.&nbsp; To put this into perspective, consider Zack Friedman\u2019s report for Forbes indicating student loan debt approaches $1.5 trillion (<em><a rel=\"noreferrer noopener\" aria-label=\"Student Loan Debt Statistics In 2018: A $1.5 Trillion Crisis (opens in a new tab)\" href=\"https:\/\/www.forbes.com\/sites\/zackfriedman\/2018\/06\/13\/student-loan-debt-statistics-2018\/\" target=\"_blank\">Student Loan Debt Statistics In 2018: A $1.5 Trillion Crisis<\/a><\/em>; forbes.com; June 13, 2018).&nbsp; This makes student loan debt the \u201csecond highest consumer debt category\u201d (mortgage debt is first).&nbsp; <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Embrace millennials to address housing issues <\/h3>\n\n\n\n<p>Millennials don\u2019t expect cities to tear down older affordable housing to build new homes for them.&nbsp; It\u2019s quite the opposite.&nbsp; As was reported by NAR research cited above (<em>Millennials Want the &#8216;Anti-Suburb Suburb)<\/em>, many millennials are moving out of the city and opting to live in more affordable suburban neighborhoods. Instead of tearing down homes and disrupting communities, millennials are revitalizing older homes and invigorating forgotten neighborhoods.&nbsp; <\/p>\n\n\n\n<p>It has been established that millennials are currently driving the economy of housing, and they should not be dismissed.&nbsp; According to the <a rel=\"noreferrer noopener\" aria-label=\"National Association of Realtors 2018 Home Buyer and Seller Generational Trends  (opens in a new tab)\" href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/home-buyer-and-seller-generational-trends\" target=\"_blank\">National Association of Realtors 2018 <\/a><em><a rel=\"noreferrer noopener\" aria-label=\"National Association of Realtors 2018 Home Buyer and Seller Generational Trends  (opens in a new tab)\" href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/home-buyer-and-seller-generational-trends\" target=\"_blank\">Home Buyer and Seller Generational Trends<\/a><\/em><a rel=\"noreferrer noopener\" aria-label=\"National Association of Realtors 2018 Home Buyer and Seller Generational Trends  (opens in a new tab)\" href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/home-buyer-and-seller-generational-trends\" target=\"_blank\"> <\/a>study (nar.realtor), millennials have been the most active generation buying homes for the past five years.&nbsp; Millennials represented more than one-third of all home purchases in 2018.&nbsp; It was pointed out that the number of millennials buying homes in urban areas is declining.&nbsp; After peaking at 21 percent in 2015, <strong>only 15 percent of millennials purchased in an urban area during 2018 (only 2 percent buying a condo)<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"> Embrace millennials to address economy<\/h3>\n\n\n\n<p>The millennial shift toward the suburbs is affecting business too.&nbsp; <a rel=\"noreferrer noopener\" aria-label=\"Jim Fagan recently wrote (opens in a new tab)\" href=\"https:\/\/westfaironline.com\/106806\/jim-fagan-millennials-are-re-migrating-to-the-suburbs-and-their-employers-are-following\/\" target=\"_blank\">Jim Fagan recently wrote<\/a> about businesses chasing millennial talent (<em>Millennials are re-migrating to the suburbs and their employers are following<\/em>; westfaironlline.com; September 14, 2018).&nbsp; He observed that as millennials are moving out of urban areas, their employers are following them.&nbsp; Just as millennial migration is affecting residential real estate, it is also affecting commercial real estate and the urban landscape .<\/p>\n\n\n\n<p>Demographics are not static and affect housing and the economy.&nbsp; Millennials are a driving force in today\u2019s housing and labor markets.&nbsp; If <a rel=\"noreferrer noopener\" aria-label=\"Elrich  (opens in a new tab)\" href=\"https:\/\/montgomerycountymd.gov\/exec\/index.html\" target=\"_blank\">Elrich <\/a>is to address the county\u2019s economy and housing issues, he should embrace millennials and the businesses that employ them.<\/p>\n\n\n\n<p>By <a rel=\"noreferrer noopener\" href=\"https:\/\/dankrell.com\/about-dan-krell-realtor\/\" target=\"_blank\">Dan Krell<\/a>.
