And this is why&#8230;<\/p>\n\n\n\n<p> Coming on the heels of a dismal January, the National Association of Realtors March 22<sup>nd<\/sup> data release announced good news declaring a home sales \u201csurge\u201d during February (nar.realtor).&nbsp; <a href=\"https:\/\/web.archive.org\/web\/20190330070950\/https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-surge-11-8-percent-in-february\" target=\"_blank\" rel=\"noreferrer noopener\" label=\"February\u2019s closings increased 11.8 percent (opens in a new tab)\">February\u2019s closings increased 11.8 percent<\/a>, compared to January!&nbsp; But the bad news is that the number of sales also decreased 1.8 percent from last year. If you follow real estate news, you know that homes sales stats were disappointing during the winter. (Consider that 2018\u2019s total existing home sales were lower than the previous year\u2019s total, according to NAR\u2019s statistics).&nbsp; February\u2019s adjusted annual home sale rate of 5.51 million is lower than the same time last year, and pales in comparison to the 6.48 million home sales in 2006.&nbsp; &nbsp;&nbsp;<\/p>\n\n\n\n<p>Although February was indeed a busy month, NAR\u2019s March 28<sup>th<\/sup> data release of the Pending Home Sale Index predicts a slow start to the spring market.&nbsp; <a href=\"https:\/\/web.archive.org\/web\/20190713032629\/https:\/\/www.nar.realtor\/newsroom\/pending-home-sales-dip-1-0-percent-in-february\" target=\"_blank\" rel=\"noreferrer noopener\" label=\"Homes that went under contract during February decreased 1 percent (opens in a new tab)\">Homes that went under contract during February decreased 1 percent<\/a> from the previous month and decreased 4.9 percent from the previous year.&nbsp; This \u201cforward looking index\u201d indicates that next month\u2019s home sales may disappoint.&nbsp; <\/p>\n\n\n\n<p>But there is a silver lining.&nbsp; Home sale prices continue to rise, meaning that home owner equity is not eroding. February\u2019s median existing home sale price increased 3.6 percent from the same time last year.&nbsp; And according to NAR\u2019s statistics, home sale prices have risen for 84 consecutive months (which equates to 7 years of continued gains)! <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">There are many reasons for a short sale<\/h3>\n\n\n\n<p>Although home sale prices are rising, there are still many home owners who are underwater. <a href=\"https:\/\/www.attomdata.com\/news\/most-recent\/year-end-2018-u-s-home-sales-report\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"According to Attom Data  (opens in a new tab)\">According to Attom Data <\/a>(attomdata.com), distressed home sales still account for 12.4 percent of all home sales.&nbsp; Of course, this is far from the 38.6 percent in 2011.&nbsp; And the percentage of distressed sale continues to decrease.&nbsp; However, the number is still significant.&nbsp; <\/p>\n\n\n\n<p>It\u2019s estimated there are millions of underwater home owners.&nbsp; There are a number of reasons why home owners may be underwater, including (but not limited to) years of <a href=\"https:\/\/dankrell.com\/blog\/2015\/06\/12\/the-cost-of-doing-nothing-deferred-maintenance-and-home-values\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"deferred maintenance (opens in a new tab)\">deferred maintenance<\/a>, or a negative equity mortgage.&nbsp; Many short sales today <a rel=\"noreferrer noopener\" aria-label=\"include investment properties.&nbsp;  (opens in a new tab)\" href=\"https:\/\/dankrell.com\/blog\/2012\/05\/02\/non-hardship-short-sales-on-the-rise\/\" target=\"_blank\">include investment properties.&nbsp; <\/a>Some home owners don\u2019t know they are underwater until they list the home for sale.&nbsp; <\/p>\n\n\n\n<p>Although not as prevalent as in 2011, the short sale is still relevant!&nbsp; Many underwater home owners don\u2019t have to sell, as they are not financially distressed, and are <a href=\"https:\/\/dankrell.com\/blog\/2017\/09\/10\/move-up-home-buyers-still-absent\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"happy to stay put for many years (opens in a new tab)\">happy to stay put for many years<\/a>.  However, some are compelled to sell for a number of reasons (such as divorce, bankruptcy, etc.).&nbsp; Some underwater home owners may have a desire to move, but can\u2019t because they are underwater (such as empty nesters and retirees).&nbsp; <\/p>\n\n\n\n<p>If you think your home sale may result in a short sale, get the facts.&nbsp; <a href=\"https:\/\/dankrell.com\/blog\/2015\/04\/15\/so-hows-that-internet-working-out-for-you\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Question what you hear from others and what you find on the internet. (opens in a new tab)\">Question what you hear from others and what you find on the internet.<\/a>&nbsp; <strong>There is a lot of information circulating about short sales.&nbsp; A majority of the information is either misleading, erroneous, and\/or outdated.&nbsp;<\/strong> Consult with an attorney who negotiates sales to help you understand the legal aspects.&nbsp; Also consult your accountant for the financial implications.<\/p>\n\n\n\n<p>There is much to consider, and a lot at stake!&nbsp; Be careful when considering your listing agent.&nbsp; Due your due diligence and <strong><a rel=\"noreferrer noopener\" aria-label=\"hire an experienced short sales agent (opens in a new tab)\" href=\"https:\/\/dankrell.com\/blog\/2013\/04\/10\/your-real-estate-agents-experience-is-more-important-than-you-know\/\" target=\"_blank\">hire an experienced short sales agent<\/a> that knows the process and is savvy about appealing lender values.<\/strong>&nbsp; Many listing agents will give up on a short sale, mostly because it\u2019s hard work.
