Which begs the question, <em> Is there a correlation between home prices and safety<\/em>? <\/p>\n\n\n\n<p>Home buyers don\u2019t have to justify their preference for a safe neighborhood.\u00a0 However, concern for neighborhood safety go beyond protecting their families, it is also a consideration to protect the financial investment in their homes.\u00a0 And a rich body of research validates home owners and buyers concern for neighborhood safety by documenting correlations of crime and home values.\u00a0 <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Research about home prices and safety <\/h3>\n\n\n\n<p>An early influential study connecting home prices and safety was conducted by Sheila Little in 1988, which investigated the effect of crime on property values (Effects of Violent Crimes on Residential Property Values; <em>Appraisal Journal<\/em>; 1988, Vol. 56 No. 3, p341-343).\u00a0 Little discussed an appraiser\u2019s duty to consider violent crime when determining property value.\u00a0 Because property disclosure has is onerous, material facts such as violent crime must be considered in the valuation process.\u00a0 She stated; \u201c<em>It is part of appraisers\u2019 responsibilities to make an effort to ascertain the effects of violent crimes on market value of properties<\/em>.\u201d\u00a0 <\/p>\n\n\n\n<p>Another study looking at  home prices and safety was published by Allen K. Lynch and David W. Rasmussen (<a rel=\"noreferrer noopener\" label=\"Measuring the impact of crime on house prices (opens in a new tab)\" href=\"https:\/\/web.archive.org\/web\/20221107070934\/https:\/\/www.tandfonline.com\/doi\/abs\/10.1080\/00036840110021735\" target=\"_blank\">Measuring the impact of crime on house prices<\/a>; <em>Applied Economics<\/em>, 2001, 33, p1981-1989).  They found that when weighted over a large metro area, crime per-se doesn\u2019t have a significant impact on the <em>average<\/em> metro home sale price.\u00a0 However, they did find that \u201c<em>house values decline dramatically in high crime areas<\/em>.\u201d\u00a0 Besides being identified through statistical means, high crime areas may also be perceived as such because of relative juxtaposing of neighborhoods.\u00a0 The authors suggest that localities can reduce loss of tax base by \u201creducing the probability of neighborhoods crossing the high crime threshold.\u201d<\/p>\n\n\n\n<p>A 2010 study by Keith Ihlanfeldt &amp;Tom Mayock looked at seven types of crime and the effects on home prices (<a href=\"https:\/\/web.archive.org\/web\/20220813021126\/https:\/\/www.sciencedirect.com\/science\/article\/abs\/pii\/S0166046210000086\" target=\"_blank\" rel=\"noreferrer noopener\" label=\"Panel data estimates of the effects of different types of crime on housing prices (opens in a new tab)\">Panel data estimates of the effects of different types of crime on housing prices<\/a>; <em>Regional Science and Urban Economics<\/em>, 40; 2\u20133, May 2010, p 161-172).\u00a0 They concluded that robbery and aggravated assault had \u201cmeaningful influence\u201d on property values. <\/p>\n\n\n\n<p>A 2009 study concluded that home owners respond to crime by moving (Hipp, Tita &amp; Greenbaum; Drive-Bys and Trade-Ups: <a href=\"https:\/\/academic.oup.com\/sf\/article-abstract\/87\/4\/1778\/2235115?redirectedFrom=fulltext\" target=\"_blank\" rel=\"noreferrer noopener\" label=\"Examining the Directionality of the Crime and Residential Instability Relationship (opens in a new tab)\">Examining the Directionality of the Crime and Residential Instability Relationship<\/a>; <em>Social Forces<\/em>; 2009, Vol. 87, No. 4, pp.1777-1812).\u00a0 Besides discovering that violent crime significantly increases home sales the following year, the authors also found evidence of a downward trend of home sale prices for the same time period.<\/p>\n\n\n\n<p>Not all home owners decide to move, as remaining residents can stabilize their neighborhood.\u00a0 Galster, Cutsinger, and Lim concluded that communities are self-regulating and can adjust over a long period of time (<a href=\"https:\/\/web.archive.org\/web\/20200426083100\/https:\/\/journals.sagepub.com\/doi\/10.1080\/00420980601023851\" target=\"_blank\" rel=\"noreferrer noopener\" label=\"Are Neighbourhoods Self-stabilising? Exploring Endogenous Dynamics (opens in a new tab)\">Are Neighbourhoods Self-stabilising? Exploring Endogenous Dynamics<\/a>; <em>Urban Studies<\/em>; 2007, Vol 44, No.1, pp. 167-185).\u00a0 Stabilization takes \u201cconsiderably longer\u201d if the shock to the community is substantial. They concluded there are social, economic, and\/or political reactions to neighborhood crime.<\/p>\n\n\n\n<p>If you\u2019re buying a home, it\u2019s unlikely that your real estate agent will provide answers about neighborhood safety (because it may be construed as steering and a violation of <a href=\"https:\/\/dankrell.com\/blog\/2018\/04\/06\/fair-housing-for-all\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"fair housing laws (opens in a new tab)\">fair housing laws<\/a>).\u00a0 However, you should contact the local police precinct and ask questions to make your own determination of neighborhood safety.\u00a0 It\u2019s also a good idea to talk to your potential neighbors.
