But if you focus on these four concepts, you\u2019ll see how your home sale plan magically comes together.<\/p>\n\n\n\n<p>The first principle of home selling magic is \u201c<a rel=\"noreferrer noopener\" aria-label=\"condition (opens in a new tab)\" href=\"https:\/\/dankrell.com\/blog\/2015\/06\/12\/the-cost-of-doing-nothing-deferred-maintenance-and-home-values\/\" target=\"_blank\">condition<\/a>.\u201d\u00a0 It\u2019s a fact that home buyers want a turn-key home, meaning they want to move into a new or updated home.\u00a0 If you\u2019re like many home owners who has lived in their homes for many years, chances are that there is some deferred maintenance or systems needing updates.\u00a0 You can decide to forego repairs and updates and sell \u201cas-is.\u201d However, if you want to get top-dollar for your home or not, you will likely have to some make repairs.\u00a0 You\u2019ll should calculate your return on the investment of repairs and updates to help decide which items to repair.\u00a0 <\/p>\n\n\n\n<p>The next principle  is \u201c<a rel=\"noreferrer noopener\" aria-label=\"preparation (opens in a new tab)\" href=\"https:\/\/dankrell.com\/blog\/2013\/01\/17\/prepare-your-home-for-a-sale\/\" target=\"_blank\">preparation<\/a>.\u201d\u00a0 After deciding on your home\u2019s condition, you\u2019ll have to prepare for the sale.\u00a0 The preparation includes the repairs and updates you decided on, as well as decluttering and home staging.\u00a0 Decluttering our homes is something we all put off because it can be monotonous.\u00a0 But when you\u2019re selling a home, it\u2019s absolutely necessary (regardless of the home\u2019s condition).\u00a0 Planning the time spent each day to declutter will make it easier.\u00a0 <\/p>\n\n\n\n<p>What about <a href=\"https:\/\/dankrell.com\/blog\/2008\/08\/13\/de-mystifying-home-staging\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"home staging (opens in a new tab)\">home staging<\/a>?\u00a0 Home staging is more than just rearranging furniture and pictures.\u00a0 It\u2019s actually a broad topic that includes repairs and decluttering.\u00a0 Since you\u2019ve already decided on repairs and planned decluttering, your home staging focus should focus on the interior and exterior spaces.\u00a0 Consulting with a home stager or interior designer can give you insight on how to create a vision to attract home buyers.\u00a0 Home staging can be expensive if you\u2019re doing a whole home makeover.\u00a0 But it doesn\u2019t have to be expensive. Over-pricing makes it difficult to attract home buyers, as well as soliciting offers from agents.\u00a0 Make sure you get a detailed market analysis (CMA) of <strong><em>similar<\/em><\/strong> neighborhood homes.\u00a0 Be wary of agents who mislead by comparing your home to larger higher priced homes.<\/p>\n\n\n\n<p>The final principle is \u201c<a rel=\"noreferrer noopener\" aria-label=\"Marketing (opens in a new tab)\" href=\"https:\/\/dankrell.com\/blog\/2010\/01\/19\/whats-more-effective-a-marketing-strategy-or-a-marketing-plan\/\" target=\"_blank\">Marketing<\/a>.&#8221; Marketing your home is making home selling magic work through promotion.\u00a0 The truth is that most home buyers start their home search online.\u00a0 Buyers will decide on the homes they want to visit through the photos and descriptions.\u00a0 To get high quality HD photos, make sure you hire an agent that works with a professional.\u00a0 Ensure your agent enters detailed and accurate information.\u00a0 Although the <a rel=\"noreferrer noopener\" aria-label=\"MLS  (opens in a new tab)\" href=\"https:\/\/brightmlshomes.com\" target=\"_blank\">MLS <\/a>syndicates information and photos across the internet, it\u2019s not always presented completely.\u00a0 Have your agent rectify all errors that appear on home listing aggregate sites. <\/p>\n\n\n\n<p><a href=\"https:\/\/dankrell.com\/blog\/2018\/07\/19\/open-house-home-buying\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Open houses (opens in a new tab)\">Open houses<\/a> are an additional marketing tool that your agent should use.
