We love our pets, they\u2019re part of the family!\u00a0 If you\u2019re home selling with pets, you\u2019ll find home buyer pet owners will likely be drawn to your pet accommodations.\u00a0 According to the 2020 Animal House: Pets in the Home Buying and Selling Process<\/em> report <\/a>(nar.realtor, April 2020) many home buyers make decisions with their pets in mind.\u00a0 Some highlights include: 43 percent of pet owners would move to find a better home for their pet; paramount to 18 percent of pet owners is outdoor spaces and convenience to a vet; 68 percent of home buyers\u2019 decision to buy or rent was based on the community\u2019s animal policy.<\/p>\n\n\n\n

But there are many other buyers who don\u2019t have pets.\u00a0 Non-pet home buyers are often turned off by a \u201cpet home\u201d for various reasons.\u00a0 Some have pet allergies, and can be affected when they enter the home.\u00a0 Others are turned off by pet odors.\u00a0 And some are distracted by free-roaming pets while touring the home.\u00a0 Is there a home selling with pets strategy that can make your home more appealing <\/a>to all home buyers?<\/p>\n\n\n\n

Professionally\ndeep-clean your home.  <\/p>\n\n\n\n

One\nof the most common obstacles home buyers encounter when viewing a home is that their\nallergies are triggered when they enter a home where a dog and\/or a cat live.  A common cause for this is pet dander and odor.  These issues are typically addressed by hiring\na professional to clean carpets and furniture. \nRefusing to do this could devalue the home and stay on the market\nlonger.  <\/p>\n\n\n\n

Repair\npet related damage.<\/p>\n\n\n\n

Pets\nare wonderful, but they sometimes scratch walls, doors, and furniture. Carpets\nsometimes get ripped and stained.  Wood\nfloors can also be scratched and stained. \nPets can also dig holes in the yard and garden beds. If your pet has\ndone any of these things to your home, consider making repairs. Failing to\nrepair pet related damage can turn off potential buyers, and devalue your\nhome.  <\/p>\n\n\n\n

Before\na buyer visits a home.<\/p>\n\n\n\n

Before\nbuyers visit your home, vacuum rugs and furniture, and sweep up dander in any\nother areas.  Inspect your home to make\nsure there are no surprise droppings from your pet.  Put away your pet\u2019s toys.  Professionals recommend placing non-toxic\nflowers and plants through the home to help provide a fresh environment.  Because not everyone is a dog lover, take\nyour dog out for a walk while buyers tour your home.<\/p>\n\n\n\n

Many\nprofessionals advise pet owning home sellers to hide traces of their pets as\nmuch as possible.  However, it many feel\nthis is more work than they signed on for. \nIs there a balance where you don\u2019t have ot remove your pet while\nselling? <\/p>\n\n\n\n

Melissa Dittmann Tracey, in her NAR article <\/a>Can You Stage the Household Dog? <\/em>(March 26, 2012; nar.realtor) relates her experience about selling her home by getting her dogs in on the sale.\u00a0 The staging is basically making the pet area more homely.\u00a0 Tracey dressed her dogs for a photo to be placed in their area. The photo said \u201cWelcome to our home.\u201d\u00a0 She related that when she removed her pets, she didn\u2019t get an offer.\u00a0 However, when the pets where in the home, she received two offers.\u00a0 Of course, Tracey’s experience is purely anecdotal, but it\u2019s something to think about as an alternative staging idea.<\/p>\n\n\n\n
