And as this seller market cycle continue, some home sellers are confusing it as the implementation of a brilliant home selling strategy.<\/p>\n\n\n\n<p>Low\nhome sale inventory seems to be the new normal since the Great Recession.&nbsp; Home owners are staying in their homes\nlonger, and first-time home buyers are putting off buying a home to save\nmoney.&nbsp; And the current market cycle\nhighlights how pent-up home buyer demand can drive home prices.&nbsp; In this market, appropriately priced homes\nsell fast, usually within a week.&nbsp; Many times,\nhomes will get multiple offers and sell over list price.&nbsp; The truth is that current conditions are a\nmanifestation of the market.&nbsp; However, home\nsellers come to expect homes to sell in a week for over list price, even when\nthe market changes.&nbsp; The answer to a\nsuccessful sale in any market is to create a home selling strategy.&nbsp; <\/p>\n\n\n\n<p>Regardless of the housing market conditions, you need a home selling strategy (also known as a <a href=\"https:\/\/dankrell.com\/blog\/2010\/01\/19\/whats-more-effective-a-marketing-strategy-or-a-marketing-plan\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"marketing  (opens in a new tab)\">marketing <\/a>strategy) to sell your home.\u00a0 The marketing strategy will determine the best way to position your home to get your home sold in an expedient way at the best price.\u00a0 It\u2019s a map that you create to get you to a successful closing.\u00a0 <\/p>\n\n\n\n<p>Your home selling strategy research should be focused on your neighborhood, as well as competing neighborhoods.\u00a0 Many begin with a comparative market analysis (or CMA).\u00a0 A CMA is a process of determining a potential home sale price by evaluating neighborhood sales of similar homes in style, size, and age.\u00a0 In a buyer\u2019s market, when homes are taking longer to sell, you should get a 30-60-90 day analysis to determine the trend of sale price and days on market.\u00a0 In a seller\u2019s market, the trend is usually where homes sell relatively quickly.\u00a0 However, the CMA can assist in understanding pricing trends.<\/p>\n\n\n\n<p>One\nof the interesting aspects of a detailed CMA is the comparisons of\ncharacteristics and features between your home and other homes that recently\nsold.&nbsp; From the analysis you can begin to\nsee what makes your home stand out from the others.&nbsp; You may discover your home has more or less\namenities than other neighborhood homes, which should be considered in your\npricing strategy.<\/p>\n\n\n\n<p>List\nprice is everything.&nbsp; Your home sale\nstrategy hinges on pricing your home correctly.&nbsp;\nRegardless of market conditions, if the house is prices too high it will\nlikely take longer to sell (relative to the average time on market).&nbsp; Homes that are prices correctly tend to sell\nfaster than over priced homes.&nbsp; Many home\nsellers trying to reap \u201ctop dollar\u201d have made the mistake of setting the list\nprice too high expecting a home buyer to make an offer.&nbsp; The truth is that buyers are savvy and will\nlikely skip the over priced homes.&nbsp; Your\nstrategy, no matter how clever, can\u2019t overcome overpricing.<\/p>\n\n\n\n<p>Preparing your home should also be part of your strategy.\u00a0 <a href=\"https:\/\/dankrell.com\/blog\/2016\/03\/04\/decluttering-for-a-home-sale-and-mental-health\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Decluttering  (opens in a new tab)\">Decluttering <\/a>and deep cleaning is a must for all home sales.\u00a0 Whether or not you live in the home, you should consider staging. \u201cHome staging\u201d is a term that is used to describe the process of making your home as appealing as possible to potential home buyers to sell the house quickly.
