Many buyers paid way over the list price.&nbsp; And of course, many also had to forego an\ninspection just to be in the running with the competition.&nbsp; <\/p>\n\n\n\n<p>Although home sales have waned recently, it is likely that sales will rebound in the fall.\u00a0 That said, the recent mini cycle allowed buyers and sellers to take a breather to figure out where the market is headed.\u00a0 As an increasing number of homes are for sale, the market will become be more balanced.\u00a0 A balanced market allows for mutual negotiation, including having a thorough home inspection.<\/p>\n\n\n\n<p>It\u2019s undeniable that home buyers have high expectations\nduring the buying process.&nbsp; And that\nincludes the home inspection.&nbsp; Buyers\nexpect a thorough and exhaustive inspection.&nbsp;\nThey rely on the inspector to identify concealed and latent defects. Basically,\nbuyers expect the inspection to help determine the condition of the home and\nits systems\/components before they move forward with the purchase.&nbsp; <\/p>\n\n\n\n<p>Even though home buyers view the inspector as all-knowing, home\ninspections are not infallible.&nbsp; Home\ninspectors are limited in their inspections and can miss items and\/or make\nmistakes.&nbsp; Additionally, according to the\nstate\u2019s home inspector state licensing, a home inspection is \u201cnot technically\nexhaustive,\u201d and it may not identify a concealed condition or a latent defect. <\/p>\n\n\n\n<p>Home inspections are for all types of homes.&nbsp; Besides resale homes, inspections also are\nfor new and recently renovated homes.&nbsp; It\nis not uncommon to discover incomplete installation of a system in new or\nrenovated homes.&nbsp; <\/p>\n\n\n\n<p>Overall, there is still a benefit of conducting a thorough home inspection.
