Selling to a real estate investor was even embraced by tech companies that are called \u201c<a href=\"https:\/\/dankrell.com\/blog\/2019\/05\/13\/ibuyers-are-just-house-flippers\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"iBuyers (opens in a new tab)\">iBuyers<\/a>.\u201d To get your attention, real estate investors post road signs, send direct mail, and inundate social media with a promise of getting cash for your home. This is commonly called\n\u201cflipping.\u201d&nbsp; However, another type of\nflipping has become popular, where the investor, also known as a \u201cwholesaler,\u201d\nflips their purchase contract to another buyer (usually at a huge profit for\nthem). Also, there are investors who buy and then keep the property to rent. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What\u2019s the catch?<\/h3>\n\n\n\n<p>The typical lure from the real estate investor is a quick\nsale. Although many can close quickly, others not so much. The reality is that\nreal estate investors offer the quick sale in lieu of a huge reduction in their\nsale price. After all, they never promised you top dollar. The truth remains\nthat real estate investors pay a fraction of what you can likely sell your home\non the MLS (and the irony is that the MLS buyer is likely to be to an investor).\n<\/p>\n\n\n\n<p>What about the promise of cash? Although investors offer\ncash for your home, you won\u2019t literally be getting cash at settlement. Rather,\njust like any real estate transaction, you\u2019ll either get a check from the title\ncompany or a wire to your bank. <\/p>\n\n\n\n<p>Many real estate investors tout \u201cno Realtor fees.\u201d Sounds\ngood, right? Not so fast. Many real estate investors charge premiums and\/or\nmiscellaneous fees. Some make you pay their closing costs. &nbsp;In truth, your unexpected fees can exceed the\naverage agent commission.<\/p>\n\n\n\n<p>Real estate investors also promise \u201cno contingencies.\u201d However,\nmany investors use a \u201cstudy period\u201d in lieu of specific contingencies for various\nreasons, including obtaining the funds to close. Wholesalers use the study\nperiod to find a \u201cbuyer\u201d (usually another investor) for their contract (you may\nnot have assurance that the assigned buyer has the ability to complete the purchase).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Due diligence<\/h3>\n\n\n\n<p>Before you sell directly to the real estate investor, consider your goals with the pros and cons. Due diligence on your part will help you obtain your goals. Don\u2019t be afraid to approach a local real estate agent to understand the value of your home.
