Embrace millennials for prosperity

Montgomery County Executive Marc Elrich’s recent remarks about millennials and housing doesn’t just speak volumes about politics and elected officials, but possibly reveals the future of housing and business in Montgomery County MD.  His “slip of the tongue” opposing building housing for millennials was not taken lightly and received plenty of pushback.  To be fair, Elrich has clarified his statement and is making amends (hamzakhan.me/blog/2019/1/26/mocowatch-elrich-meets-with-millennial-activists) by meeting with millennial activists who reside in the county.  Elrich should consider it a defining moment of his tenure and take the opportunity embrace millennials and the businesses that employ them to address the county’s housing and economic issues.

Millennials shouldn’t be pigeonholed just because their generation is misunderstood.  According to the National Association of Realtors, millennials are the largest segment of home buyers.  They account for more than one third of nationwide home buyers (Millennials Want the ‘Anti-Suburb Suburb’; magazine.realtor; February 26, 2016).  Jessica Lautz, NAR’s managing director of survey research stated, “Their buying power is huge…They are definitely a force in the market. They are overtaking the baby boomers.”

Affordable housing is an issue for every generation, including millennials.  According to the NAR, eighty-six percent of millennials “believe that buying a home is a good financial investment.”  However, like all home buyers, millennials are facing low home sale inventory, increasing home prices, and rising rents.  Additionally, many millennials have the heavy burden of student loan debt, which stifles their ability to rent, as well as save for a down payment to buy a home.  To put this into perspective, consider Zack Friedman’s report for Forbes indicating student loan debt approaches $1.5 trillion (Student Loan Debt Statistics In 2018: A $1.5 Trillion Crisis; forbes.com; June 13, 2018).  This makes student loan debt the “second highest consumer debt category” (mortgage debt is first). 

Embrace millennials to address housing issues

Millennials don’t expect cities to tear down older affordable housing to build new homes for them.  It’s quite the opposite.  As was reported by NAR research cited above (Millennials Want the ‘Anti-Suburb Suburb), many millennials are moving out of the city and opting to live in more affordable suburban neighborhoods. Instead of tearing down homes and disrupting communities, millennials are revitalizing older homes and invigorating forgotten neighborhoods. 

It has been established that millennials are currently driving the economy of housing, and they should not be dismissed.  According to the National Association of Realtors 2018 Home Buyer and Seller Generational Trends study (nar.realtor), millennials have been the most active generation buying homes for the past five years.  Millennials represented more than one-third of all home purchases in 2018.  It was pointed out that the number of millennials buying homes in urban areas is declining.  After peaking at 21 percent in 2015, only 15 percent of millennials purchased in an urban area during 2018 (only 2 percent buying a condo).

Embrace millennials to address economy

The millennial shift toward the suburbs is affecting business too.  Jim Fagan recently wrote about businesses chasing millennial talent (Millennials are re-migrating to the suburbs and their employers are following; westfaironlline.com; September 14, 2018).  He observed that as millennials are moving out of urban areas, their employers are following them.  Just as millennial migration is affecting residential real estate, it is also affecting commercial real estate and the urban landscape .

Demographics are not static and affect housing and the economy.  Millennials are a driving force in today’s housing and labor markets.  If Elrich is to address the county’s economy and housing issues, he should embrace millennials and the businesses that employ them.

Survey may indicate buyers need attentive agents

buyer agentA recent MarketWatch report indicated that the top four reasons why millennials are not buying homes include: lack of down payment; student loan debt; credit card debt; and not knowing where to start. The reasons per se may not surprise you; however, regional differences are interesting.

Daniel Goldstein’s May 30th report (Millennials in Texas and in California reject home ownership for vastly different reasons; marketwatch.com) tries to tie together a recent Carrington Mortgage survey and the lack of homeownership participation among millennials. Since millennials are supposed to be the heir apparent to the U.S. economy; he ponders about why there is only a 38% homeownership rate (according to CoreLogic) among millennials when mortgage interest rates are at record lows. The figure pales in comparison to the homeownership rate of 52% of the same age group in 1980 – at a time of double digit interest rates!

Millennials in the western region of the U.S. seem to be mostly concerned about down payment. This may be due to the region including many high cost metro areas. Additionally, the western region has seen much of the home price growth and hot markets we hear about in the media.

Midwestern region millennials are mostly concerned about student loan debt, which has a direct impact on their debt-to-income ratio. The midwestern region has some of the lowest cost of living areas, which influences wages and ability to qualify for a mortgage.

The top concern for millennials in the northeast is credit card debt. And while having credit card debt is not necessarily a bad thing (as long as credit is not maxed out and payments are timely); many do not understand the general concepts of credit reports, and the relation between credit scores and credit card debt.

Whereas most of the country seems to be concerned about wages, savings, and debt; southern millennials (which includes Maryland, DC, and Virginia) are reported to be generally stumped about the home buying process.

What millennials reported in the survey is what generally daunts first time home buyers – the overwhelming process of buying a home. Although not considered rocket science, buying your first home can be intimidating. And it’s not just because it is one of the most expensive purchases of a lifetime; but also because the process is multifaceted with many possible pitfalls. Recent industry trends have also made the process less personal, leaving many home buyers to “figure it out” on their own.

Millennials’ concern about the home buying process may not necessarily be economics as it is about the industry itself. It may be a telling sign that “continuity of care” in the real estate industry is lacking, and should have many professionals revisit the client centered business model.

Although recent industry trends favor real estate agent teams as a means to high volume home sales; buyers who work with a team may not necessarily be overly satisfied with communication and support. Millennials and other first time home buyers may be seeking seasoned real estate agents and loan officers who are able to listen to their needs and concerns, while being able to educate and provide guidance. Much like having the ability to talk to a physician directly, rather than communicating through messaging services and technicians; having a single Realtor® who can promptly answer phone calls and emails, may greatly increase satisfaction and quality of service.

Millennials redefining American Dream – and it’s not what you think

There is no doubt that the baby boom generation has fueled the housing market for over four decades. That’s right, our vision of the American Dream was shaped by those who are said to have been born between 1946 and 1964. Success was measured against a standard of working at one job or career for a lifetime, buying a suburban house to raise a family, and do it all on a single income.

As time passed and the economy changed, single income families became passé. Many struggled to keep up with the Jones’ and maintain the American Dream. The Dream became twisted into maintaining a lifestyle at all costs, even by financing it with their home’s equity.

In fact this meme was used in a Lending Tree commercial that ran prior to the housing bust. The commercial starts with the character “Stanley Johnson” introducing himself, and then posing with his family proclaiming they are great. The scene pans out to show his home as he continues to describe his four bedroom home being located in a great community. He then shows off his new car. And is proud to point out he is a member of the local club. He rhetorically asks with a smile while grilling in the backyard, “How do I do it?… I’m in debt up to my eyeballs…” And the commercial ends with “Stanley” mowing the lawn as he proclaims, “Somebody help me…”

At the time when the commercial ran, cash-out refinancing was popular. But in retrospect, the dark comedy seems prophetic of what went wrong with the American Dream. And as some have wondered if the American Dream died with the housing bust, it is becoming apparent that the dream is being redefined by Millennials (those born between 1980 to 2000) – and it may not be exactly what you think.

Millennials have been blamed for holding back a strong housing recovery by delaying household formation and not buying homes. But Brena Swanson of HousingWire proclaimed that to be old news in her April 28th article (Hey Millennials — You know nothing about housing finance; housingwire.com). She reported that many housing economists have declared 2015 as the year of the Millennial. Furthermore, she reported that by the end of 2015, Millennials are expected to be the largest home buying group; which may be derived from recent polls indicating that they believe it’s a good time to buy a home.

But don’t blame Millennials if 2015 doesn’t turn out they way housing economists expect. Why should the problems of a housing market be attributed to a generation who refuses to walk lockstep with older generations? Gen-X blogger, Jeremy Vohwinkle, pegged it in 2007 when he wrote about the problems with the housing market being rooted in an antiquated vision of the American Dream (The Real Estate Generation Gap: The Baby Boomers Are Trying to Sell, but Who’s Buying?; genxfinance.com). He proclaimed that the Baby Boom real estate cycle (starter home, upgrade to large home, downsize to retirement home) is not what younger generations want.

So, it’s not that the American Dream is dead, as some have thought; it is just being reinterpreted, most likely being restored to its original intentions. And rather than keeping up with the Jones’, it appears to be that the American Dream for Millennials is focused on increasing their quality of life – and whatever that brings with it.

Millennials, home buying, and tiny houses

small houseMany analysts are trying to provide answers for this year’s disappointing home sales volume. One factor that has been maintained is the lack of participation from young home buyers, which may be supported by statistics compiled by the National Association of Realtors®. Highlights from the National Association of Realtors® 2013 Profile of Home Buyers and Sellers cites the median age of home buyers was 42 years old (increased from the median age of 39 reported in 2008, when three-fifths of all home buyers were under 45); and the median age of the first time home buyer was 31 (increased from the median age of 30 in 2008, when 54% of first time home buyers were reported to be between the ages of 25 and 34).

Millennials, typically described to be between the ages of 18 and 34, have recently been the focus of much financial analysis. There is a consensus that millennial economic participation has been impacted by employment and a challenging job market. Along with a burdening student loan debt, many millennials have decided to delay family formation; not to mention forgoing home purchases for rentals and moving back with mom and dad.

David Jacobson, in his A July 16th Money article “10 Things Millennials Won’t Spend Money On” (time.com/money) described millennials as a financially savvy group who, like the generation of the Great Depression, has learned from the Great Recession. When it comes to housing, Jacobson states that it is not a lack of desire for homeownership, but rather just a matter of affordability. He cites a Harvard Joint Center for Housing Studies finding indicating that homeownership fell 12% among those younger than 35 during the period between 2006 and 2011; and an additional 2 million are living with their parents. Even though he describes improving economic conditions, Jacobson attributes the prohibitive cost of housing to the combination of economic challenges along with recent changes to the mortgage industry.

Emily Parkhurst, the Digital Managing Editor of the Puget Sound Business Journal, provides additional insight in an August 1st blog post (Zillow data shows millennials don’t buy houses). Identifying herself as a millennial by saying “I’m that 32 year old non-homeowner they’re talking about…she shares her frustrating experience with selling her husband’s condo with an underwater mortgage. Having purchased the condo before their marriage, and then having to make job related moves, they tried selling it via short sale and then trying a deed-in-lieu; but after more than three years, she states, “It’s been an insane back-and-forth with no promise of resolution any time soon. Why would I ever sign up for the possibility of that again?

Although homeownership may still be a challenge for many, including millennials; the “Tiny House Movement” may be viewed as an affordable alternative to traditional housing. Another take on manufactured housing (mobile and double-wide homes), the Tiny House Movement was described by Randy Stearns of TIME (Tiny Houses With Big Ambitions; May 29, 2014) as “…efforts by architects, activists and frugal home owners to craft beautiful, highly functional houses of 1,000 square feet or less (some as small as 80 square feet).

Maybe the Tiny House may not solve all of the problems in the real estate industry, but the concept of mobile, tiny efficient housing seems to be catching on not only with those who are downsizing – but also as mobile apartments for millennials.
